Privacy Policy

Who this is

TaxSale Intelligence (“we,” “us”) operates taxsaleintelligence.com and taxsaleintelligence.ca, a due-diligence platform for municipal tax-sale properties in Canada. This policy explains what information we collect through the platform, why, and what control you have over it.

What we collect

• Account information — name, email address, and profile image, handled by our authentication provider (Clerk). If you sign in with Google, Google shares your name, email, and profile photo with us for that purpose only.
• Usage data — properties you watch, research tasks you open, searches you run, and underwriting scenarios you save, so the product can show you what you asked it to track.
• Documents you upload — a parcel register or writ certificate you choose to submit for automatic data extraction. Uploaded files are stored in an encrypted, access-controlled Amazon S3 bucket and scanned for malware before processing.
• Standard technical data — IP address, browser type, and basic request logs, collected automatically by our hosting and security infrastructure for operation and abuse prevention.

How we use it

We use your information to:

• Authenticate you and keep your account and organization's data separate from every other account's.
• Run the due-diligence research you request — including sending relevant, non-identifying property details to Anthropic's Claude API to query official government data sources and extract information from documents you upload.
• Show you your watchlist, alerts, and underwriting work.
• Operate, secure, and improve the platform.

We do not sell your personal information, and we do not use your data to train AI models.

Who we share it with

• Service providers that process data on our behalf under contract — Clerk (authentication), Amazon Web Services (hosting, storage, malware scanning), and Anthropic (AI research and document extraction).
• Other members of your own organization within the platform, per your organization's settings.
• Law enforcement or regulators, only when legally required.

We do not share your personal information with advertisers or data brokers.

Data location and security

Application data is hosted on Amazon Web Services infrastructure in the United States (us-east-1), in an isolated network with encrypted storage, access restricted to named infrastructure, and continuous threat monitoring (Amazon GuardDuty). Database access is enforced at the row level, so one organization's data is never visible to another's.

Your choices

• You can review and update your account information at any time through your account settings.
• You can remove a property from your watchlist or delete a research task at any time.
• You can request deletion of your account and associated personal data by contacting us (below) — we'll confirm what's deleted and what we're required to retain (e.g., for legal or security reasons) and for how long.

Cookies

We use cookies required for authentication and session management (set by Clerk) and no third-party advertising or tracking cookies.

Changes to this policy

If this policy changes materially, we'll update the date above and, for signed-in users, post a notice in the product.
