Terms of Service
Last updated: October 22, 2026
By creating an account or using TaxSale Intelligence (“the platform”), you agree to these terms. If you're using the platform on behalf of an organization, you're confirming you have the authority to bind that organization to these terms.
What the platform is
TaxSale Intelligence aggregates publicly available municipal tax-sale notices and organizes research about each property — zoning, conservation-authority status, wildfire context, title-document extraction, and an AI research agent that queries official public sources. It also provides an underwriting calculator for your own bid analysis.
Not professional advice
The platform provides research and decision-support information only. It is not legal, financial, tax, environmental, engineering, appraisal, or investment advice. Every fact shown is labeled by its confidence (VERIFIED, REPORTED, INFERRED, VISUAL, or UNKNOWN) and its source — you are responsible for independently verifying anything you rely on before bidding on a property, and for consulting a qualified professional (a lawyer, for title and legal matters; a licensed appraiser or engineer, for condition and value) before you commit to a purchase.
Your account
- You're responsible for keeping your login credentials secure and for all activity under your account.
- You must provide accurate information when creating an account.
- We may suspend or terminate an account that violates these terms, abuses the platform, or attempts to circumvent its security controls.
Acceptable use
You agree not to:
- Use automated tools to scrape or bulk-extract data from the platform outside of features we provide for that purpose.
- Attempt to access another organization's data or bypass access controls.
- Upload any document you don't have the right to share, or that contains malicious content.
- Use the platform for any unlawful purpose.
Free and paid tiers
The current tier is provided free of charge during early access. Pricing for future paid tiers, shown on our pricing page, is a proposal, not a live offer — no payment is collected under these terms until a paid plan is actually launched and you affirmatively subscribe to it.
Intellectual property
The platform, its design, and its underlying software are owned by TaxSale Intelligence. Public tax-sale notices and government data we aggregate remain the property of their original source; we don't claim ownership over the underlying public-record facts, only over how we organize and present them.
Disclaimer and limitation of liability
The platform is provided “as is.” We work to keep information accurate and sourced, but we don't guarantee completeness or that every fact reflects the current real-world state of a property. To the maximum extent permitted by law, TaxSale Intelligence is not liable for any decision made, or loss incurred, based on information shown on the platform.
Changes
We may update these terms as the platform evolves. Material changes will be reflected by the date above and, for signed-in users, a notice in the product.
Governing law
These terms are governed by the laws of the Province of Ontario, Canada.
